Template T-04.2: Altered-photo disclosure captions
From AI for Real Estate Agents (2026 Edition). Facts in, draft out, licensee signs.

Fill in the bracketed fields once per listing. Use your MLS's exact label wording; the CRMLS options are shown. Every altered image gets its own caption on every channel where it appears, and the original must be available (beside the image on the MLS; on any site you control, beside the image or by a link to a public page that shows it, with a statement saying where it is; by link, URL, or QR code elsewhere). California: Bus. and Prof. Code 10140.8 and CRMLS Rule 11.5.2, as of October 2026. Check your own state and MLS.

Your MLS label wording (copy from the rules PDF): ____________________________

Originals page URL (or "beside each image"): ____________________________

MLS photo text field (one per altered image)

> [Virtually Staged] [what changed in three words, e.g. furniture added digitally]. Original unaltered photo is the [previous / next] image.

Example: "Virtually Staged: furniture added digitally. Original unaltered photo is the next image."

Flyer caption (directly under the image, same type size as the smallest text on the flyer)

> Image digitally altered ([what changed]). Original image: [URL or QR code]. [license disclosure line]

Example: "Image digitally altered (furniture added). Original image: [URL]. [Agent name], DRE #[number], [Brokerage]."

Social post (in the post text, not only in a comment; on the image if the platform allows)

> Photo [N] is virtually staged ([what changed]). Unaltered original at [URL]. [license disclosure line]

Example: "Photo 2 is virtually staged (furniture added). Unaltered original at [URL]. [Agent name], DRE #[number], [Brokerage]."

Website or landing page you control

Post the original next to the altered image with the same label, or link to a publicly accessible page that shows it, with a statement that the unaltered image is available there.

Before you publish

[ ] Each altered image has its label in the MLS photo text field
[ ] Each original is uploaded and placed immediately before or after the altered image (or as your MLS requires)
[ ] The originals page or link works and identifies which original matches which altered image
[ ] Flyer and social captions sit on or next to the image
[ ] No edit touched flooring, walls, windows, cabinetry, paint, landscaping, facade, fixtures, floor plan, or anything visible from the property; if one did, the image is not used
