Prompt P-05.1: Character-limit fitter
From AI for Real Estate Agents (2026 Edition). Facts in, draft out, licensee signs.

Use this after WC-05.2 when the MLS version comes back over the limit, or when you need the same copy fitted to a different field. The assistant's own character count is often wrong, so this prompt asks for three lengths and you pick the one that fits when pasted into the MLS field.

------------------------------------------------------------
Here is a listing description: [paste the description]. The field it goes into allows at most [N] characters including spaces and punctuation. Your character counts are not reliable, so give me three versions: one that you believe is about 10 percent under the limit, one about 20 percent under, and one about 30 percent under. Cut by removing whole sentences from the end first, then by removing adjectives. Do not change any fact, number, year, or qualifier such as "per seller" or "per public record." Do not add anything. Do not combine two facts into a new claim. Keep the first sentence as it is unless it is the only way to fit. Label each version with your estimated character count. No line breaks inside any version.
------------------------------------------------------------

Then: paste the longest version into the MLS field. If it fits, use it. If not, paste the next one. The field's counter is the only count that matters.
