Template T-05.1: Seller "favorite things about the home" questionnaire
From AI for Real Estate Agents (2026 Edition). Facts in, draft out, licensee signs.

Send this to the seller before the walkthrough, or hand it over at the listing appointment. Ask for it back within a few days. Every claim in Part B needs a document; the questionnaire says so, and sellers respect it when you ask up front.

A note to the seller. You know this house better than anyone. This form gets what you know into the listing accurately. Part A is about what you love; be specific. Part B is about facts a buyer's inspector or appraiser will check; please attach a receipt, permit, or warranty for each one you can. If you do not have a document, say so. "I think" is a fine answer. It keeps us both out of trouble.

Part A. What you love

1. What is the first thing you would show a friend who had never seen the house?
2. Which room do you spend the most time in, and why?
3. Which window or spot gets the best light, and at what time of day?
4. What did you change or add that you are proudest of? (Year, and who did the work, if you remember.)
5. What is one thing about the house a buyer would not notice on a first visit but would come to appreciate?
6. Anything in the yard or outside that matters to you? (Trees, a garden bed, a workspace, a spot you sit.)
7. What do you like about living on this street or in this part of town? (We will use this to understand the house, not to describe the neighbors or the area in the listing. Fair housing rules limit what a listing may say about the people or institutions nearby.)
8. Is there anything you want us to leave out of the listing?
