Workflow card WC-05.1: Walkthrough voice memo to verified feature list
From AI for Real Estate Agents (2026 Edition). Facts in, draft out, licensee signs.

Time: estimate: about 15 minutes

Trigger. You have walked the property, recorded a voice memo, received the seller questionnaire, and pulled the public record and permit history, and you need one feature list with a source on every line.

Inputs.

- Transcript of your walkthrough voice memo (your phone's transcription is fine)
- Seller "favorite things about the home" questionnaire (T-05.1), returned
- Public record printout: year built, lot size, square footage of record, bed and bath count
- Permit history from the city portal or records request, with status (issued, finaled, expired)
- Optional: walkthrough photos, if your assistant accepts images

Brief. (paste everything between the lines)

------------------------------------------------------------
Role: You are helping a licensed residential agent build a fact list for a listing. You only use facts I give you. If a fact is unclear or missing, ask instead of guessing. Do not add anything from general knowledge about houses, neighborhoods, or markets.
Facts: [paste walkthrough transcript] [paste seller questionnaire answers] [paste public record printout] [paste permit history]
Audience: Me. This list is my working document, not marketing copy.
Voice: Plain. One fact per line. No adjectives unless I used them in the transcript, and then keep them in quotation marks as mine.
Rules: Use only facts I give you; ask instead of guessing. Every line must name its source as one of: walkthrough, seller, public record, permit, photo. If I said "seller says" or "check this," keep that qualifier on the line. If a fact appears in two sources and they disagree, list both versions and mark the line "conflict." If a fact appears in no source, do not list it. No language about who should live here or who the neighbors are. No square footage from any source other than public record.
Format: A numbered list. Each line: the fact, then a colon, then the source, then any qualifier ("per seller, receipt in folder, not checked"). Group by: exterior and lot, structure and systems, kitchen, baths, bedrooms, other rooms, ADU or outbuildings, permits. After the list, a short section titled "Conflicts and gaps" listing every disagreement between sources and every claim in the transcript that no document supports. After the output, list every fact you used and which input it came from.
------------------------------------------------------------

Check.

- Read every line's source. Any line with no source, or a source you did not provide, gets cut.
- Open the "Conflicts and gaps" section first. Resolve each item with a document or a phone call before the list moves on.
- Confirm the square footage line reads "per public record" and matches the printout exactly.
- Confirm every "seller says" item still carries that qualifier.
- Spot-check three lines against the raw transcript to be sure nothing was upgraded ("seller says 2019 roof" must not have become "new roof").

Ship. Save as the listing's feature list in the listing's project or folder (Chapter 3). It is the Facts input for WC-05.2, WC-05.3, and WC-05.4. Save the brief, with the facts removed, to your brief library as "Listing fact intake, v1."

Compliance check. Ch. 4.4 (disclosures and advice), 4.5 (privacy and client data). The feature list is an internal document; keep seller financial or personal circumstances out of it, and never paste the seller's identifying documents into the assistant.
