Workflow card WC-05.2: One brief, four outputs
From AI for Real Estate Agents (2026 Edition). Facts in, draft out, licensee signs.

Time: estimate: about 20 minutes

Trigger. You have a verified feature list for a listing and need MLS remarks, portal copy, a one-page flyer, and a social post, all saying the same true things in your voice.

Inputs.

- Verified feature list from WC-05.1 (every line checked against the walkthrough, the seller questionnaire, public record, or permit history)
- Seller "favorite things" questionnaire (T-05.1)
- Your MLS public remarks character limit (look it up in your MLS input form or help center; write it in the brief)
- Your voice file and standing instructions (Chapter 3)
- Your license disclosure line, exactly as your state and broker require

Brief. (paste everything between the lines)

------------------------------------------------------------
Role: You are helping a licensed residential agent write marketing copy. You only use facts I give you. If you need a fact I have not given, ask instead of guessing.
Facts: [paste the verified feature list] [paste the seller questionnaire answers]
Audience: Buyers and buyer's agents searching in [city or neighborhood] in the [price band]. Assume they have seen twenty similar listings this week.
Voice: [paste voice file, or: "Plain, specific, warm. Short sentences. No exclamation points. Sounds like a person who has stood in the kitchen."]
Rules: Use only facts I give you; ask instead of guessing. No language about who should live here or who the neighbors are. No references to schools, churches, safety, or demographics. No claims about views, condition, or square footage beyond the facts; square footage is stated only as "per public record." No superlatives you cannot prove. Keep every qualifier I gave you ("per seller," "permit finaled") in the MLS and portal versions. In the MLS version, nothing about showings, open houses, lockboxes, compensation, occupancy, or the agent or brokerage, and no phone numbers, emails, or links. Include this line exactly, at the end of the flyer and social versions: "[license disclosure line]".
Format: Four outputs, labeled. (1) MLS public remarks, at most [MLS character limit] characters, no line breaks. (2) Portal description, 120 to 180 words, three short paragraphs. (3) Flyer copy: headline under 8 words, three bullet features, one 40-word paragraph. (4) One social caption under 60 words plus five hashtags that describe the property or the city, never a kind of person. After the output, list every fact you used and which input it came from.
------------------------------------------------------------

Check.

- Read the fact list it returns at the end. Any fact not in your inputs gets cut.
- Count characters on the MLS version by pasting it into the MLS field; do not trust the AI's count.
- Run the Fair Housing scrub (P-04.1) on all four outputs and read the flags yourself.
- Confirm the disclosure line is present and exact on the flyer and social versions.
- Confirm the MLS version contains no showing, contact, or brokerage information.
- Read the portal version out loud once. Cut any sentence you would not say to a buyer standing in the kitchen.

Ship. MLS public remarks field, portal listing, flyer file, social scheduler. Save the final brief, with the facts removed, to your brief library as "Listing copy, 4 formats, v1."

Compliance check. Ch. 4.1 (steering language), 4.2 (MLS remarks rules), 4.3 (license disclosure on first-contact material). No altered images referenced in copy without a label (4.2, 4.3).
