Workflow card WC-05.3: Refresh stale listing copy after a price change or 30 days
From AI for Real Estate Agents (2026 Edition). Facts in, draft out, licensee signs.

Time: estimate: about 10 minutes

Trigger. The price changed, a repair or improvement was completed, new photos were shot, or the listing has been on market long enough that the copy is working against it, and you need a rewrite that leads with what is different now.

Inputs.

- The current public remarks, portal copy, flyer copy, and social caption, as published
- The verified feature list from WC-05.1, updated with any new verified facts (a completed repair needs its invoice or permit before it becomes a fact)
- A plain statement of what changed, one line per change (for example: "price reduced to [new price] on [date]"; "water heater replaced [date], invoice in folder")
- Your MLS public remarks character limit
- Your voice file and license disclosure line

Brief. (paste everything between the lines)

------------------------------------------------------------
Role: You are helping a licensed residential agent rewrite existing listing copy after a change. You only use facts I give you. If you need a fact I have not given, ask instead of guessing.
Facts: [paste the current copy, all versions] [paste the updated verified feature list] [paste the list of what changed]
Audience: Buyers and buyer's agents who may have already seen the earlier version. Assume the reader will compare the two.
Voice: [paste voice file, or: "Plain, specific, warm. Short sentences. No exclamation points."]
Rules: Use only facts I give you; ask instead of guessing. Lead each version with the change, stated as a fact, not as urgency. Do not use "motivated," "must sell," "priced to sell," "bring all offers," "reduced," or any phrase that describes the seller's situation or eagerness. Do not add any fact that was not in the earlier copy or the updated feature list. Remove any claim that the change makes untrue. No language about who should live here or who the neighbors are. No references to schools, churches, safety, or demographics. Include this line exactly, at the end of the flyer and social versions: "[license disclosure line]".
Format: The same four outputs as before, labeled: (1) MLS public remarks, at most [MLS character limit] characters, no line breaks; (2) portal description, 120 to 180 words; (3) flyer copy, headline under 8 words, three bullets, one 40-word paragraph; (4) social caption under 60 words plus five hashtags that describe the property or the city. Then a short list titled "What I changed and why," one line per edit. After the output, list every fact you used and which input it came from.
------------------------------------------------------------

Check.

- Read "What I changed and why." Every edit must trace to a line in your change list or the updated feature list.
- Search all four outputs for "motivated," "must," "reduced," "bring," and "eager." Any hit gets cut.
- Confirm that no claim from the old copy survived that the change made untrue (a replaced water heater means the "age unknown" line is gone).
- Count characters on the MLS version in the MLS field.
- Run the Fair Housing scrub (P-04.1) on all four outputs; a rewrite can introduce a phrase the first draft did not have.

Ship. Replace the live copy in the MLS, the portal, the flyer file, and the social scheduler on the same day, so no two channels disagree. Save the brief to your brief library as "Listing copy refresh, v1."

Compliance check. Ch. 4.1 (steering language), 4.2 (MLS remarks rules), 4.3 (license disclosure on first-contact material). Nothing in any version may describe the seller's circumstances or reasons for the change.
