Template T-06.1: Pre-listing packet outline
From AI for Real Estate Agents (2026 Edition). Facts in, draft out, licensee signs.

Send this ahead of the listing appointment, or leave it behind. Rebuild it per listing from your voice file and standing instructions; the assistant reformats, you supply every fact and every number. Sections marked "you compute" are never produced by the assistant.

1. Cover and one-paragraph note

[ ] Property identified by address and the seller's name
[ ] Two or three sentences in your voice: what this packet is, what you will cover at the appointment, what you need from the seller before then
[ ] Your name, license number, and broker identity as your state requires on first-contact material (Chapter 4.3)

2. About you, in under 150 words

[ ] What you do and where you work, in plain English
[ ] How you communicate with sellers (update cadence, by what channel)
[ ] No production claims you cannot document; no ranking claims without the source and date

3. The house as you understand it

[ ] The verified feature list, short form (WC-05.1): one line per feature, source noted
[ ] Questions still open from the seller questionnaire (T-05.1), listed plainly
[ ] The two or three features you expect buyers to pay for, and the one or two you expect them to discount

4. Pricing narrative (WC-06.1)

[ ] Headline range
[ ] Three comps in plain English, each with how you adjusted it and why
[ ] Two risks
[ ] Recommendation, one sentence, in your words
[ ] Nothing about the portal estimate; that is a conversation, not a page

5. How the listing will be marketed

[ ] Photos and video: who, when, what will be labeled if edited (Chapters 4.2 and 7.1)
[ ] Where the listing will appear: MLS, portals, your channels
[ ] The first fourteen days, by day (T-07.1)
[ ] Open house plan and how feedback is collected

6. What the seller does

[ ] Preparation list: repairs, decluttering, access, pets, alarm
[ ] Disclosure documents the seller will complete, named by form, with a plain sentence on what each is for (not legal advice; the forms carry their own instructions)
[ ] Showing preferences and blackout times

7. The money, explained (you compute)

[ ] Seller net sheet produced in your brokerage's or title company's calculator, attached as its own page
[ ] Plain-English walkthrough of each line, drafted by the assistant from the finished sheet: what the line is, why it is there, whether the seller can influence it
[ ] Your fee, stated as your number, and the seller's options on buyer-side compensation or concessions, described per your brokerage's required language (Chapter 6.4 and your "Check your state and MLS" answers)
[ ] No "standard" or "typical" rate language anywhere in the packet

8. Next steps and how to reach you

[ ] What happens after the seller signs: timeline from signature to live listing
[ ] Your contact details and preferred channel
[ ] License disclosure line, exactly as required

Agent's use: Sections 3 and 4 come from WC-05.1 and WC-06.1. Section 7's walkthrough is the assistant explaining your net sheet, never computing it. Run the whole packet through the pre-publish checklist (T-04.1) before it leaves your hands.
