Template T-06.2: Objection sparring log
From AI for Real Estate Agents (2026 Edition). Facts in, draft out, licensee signs.

Fill one row per objection per session. Run each objection at level one, then two, then three (P-06.1). The "revised answer" column is the deliverable; after five objections at three levels, it is your tested script for the appointment. Keep the log in the listing's project folder and reuse the answers that held.

Listing: [address or nickname] Date: [date] Seller profile as you understand it: [one line]

Row format (copy five times)

Objection [N]: [price / your fee / "my neighbor got more" / "we want to wait" / "the portal says" / other]

Level: [1 polite and persuadable / 2 has done research and believes it / 3 has a number, a neighbor's story, and a second agent coming]

Your first answer (as you gave it):

[write or paste exactly what you said]

What the sparring partner pushed on:

[the specific sentence it attacked, and the follow-up it asked]

Where your answer was soft:

[one line, honest: a number you could not point to, a claim you could not support, a prediction you should not have made, a pause you filled badly]

Revised answer:

[the version that held, in your words; point at a line in the pricing narrative or the packet wherever you can]

Keep / rework: [ ] Keep [ ] Rework at next session

The five objections, with what "held" usually looks like

[ ] Price. The answer points at one of the three comps on the page and says how you adjusted it. No "the market says."
[ ] Your fee. Your number, the service behind it, and the seller's options on buyer-side compensation and concessions in your brokerage's words. No "standard," "typical," or "everyone charges." No forecast of what happens if the seller offers nothing.
[ ] "My neighbor got more." Agree with the fact, then name the one or two differences buyers paid for, from the grid. Nothing about taste.
[ ] "We want to wait." What waiting could gain and what it costs meanwhile, with no prediction about rates or prices. "Then wait" said convincingly counts as a pass.
[ ] "The portal says." Take the number seriously, explain what the estimate is and is not (quote the portal's own words), then walk to your three comps.

After the session

[ ] Every revised answer checked against the pricing narrative: no new numbers, no predictions, no commission-rate language
[ ] Fair Housing read: nothing about who should live here, who the neighbors are, schools, safety, or demographics in any answer
[ ] Two weakest answers flagged for the next session
[ ] Log saved in the listing's folder; answers that held copied to your standing instructions under "pricing conversation"
