Workflow card WC-06.3: Price-reduction conversation prep from showing feedback
From AI for Real Estate Agents (2026 Edition). Facts in, draft out, licensee signs.

Time: estimate: about 25 minutes

Trigger. A listing has been active for your review interval (thirty days is the book's default) without an acceptable offer, and you need a review email and a conversation script built from showing data.

Inputs.

- Showing counts by week, and showing feedback as collected (quote it; do not summarize it yet)
- Online view and save counts, if reported; open house counts and sign-in comments
- Offers received, if any, with price and principal terms
- What changed in the market since launch, in your words, with the numbers you pulled
- Your recommendation: hold, adjust to a specific number or range, or change something other than price, with your one-line reason
- Your voice file and standing instructions (Chapter 3)

Brief. (paste everything between the lines)

------------------------------------------------------------
Role: You are helping a licensed residential agent prepare a listing review for her seller. You do not value property, recommend a price, or predict what the market will do. You arrange the data I give you and explain my recommendation. If you need a number I have not given, ask instead of guessing.
Facts: [paste showing counts by week] [paste showing feedback verbatim] [paste online view and save counts] [paste open house counts and comments] [paste offers and terms, if any] [paste market changes since launch, with my numbers] [paste my recommendation and reason]
Audience: My seller, who has told friends the list price and will hear any change as bad news. He wants to see the evidence.
Voice: [paste voice file, or: "Calm, factual, on his side. Short sentences. No alarm, no blame, no sales language."]
Rules: Use only facts I give you; ask instead of guessing. Every number must appear in my inputs exactly as given. Group the showing feedback into at most three themes and quote one example per theme. Do not invent feedback. Do not soften or strengthen my recommendation; state it as I gave it. No statements about what the house is worth or where the market is going. No language about who should live here or who the neighbors are. Do not state or imply any commission rate.
Format: Two outputs, labeled. (1) Thirty-day review email, under 250 words, four short sections: what happened (showings, views, open houses), what buyers said (the themes), what the competition did (my market notes), what I recommend (my recommendation, my reason). (2) Conversation script for a phone call: my opening in under 60 words; the three questions the seller is most likely to ask, each with my answer in under 50 words pointing at a specific line of data; and one closing line that asks for a decision by a date I will fill in as [date]. After the output, list every fact you used and which input it came from.
------------------------------------------------------------

Check.

- Read the fact list. Any number not in your inputs gets cut.
- Confirm the recommendation is yours, word for word, with no added price or range.
- Read each feedback theme against the raw feedback. A theme with fewer than two supporting comments gets cut.
- Replace any scripted question your seller would not actually ask.
- Spar on the script with P-06.1 at level three before you call.

Ship. Send the email from your own account; call within a day of sending. Log both in the listing's record. Save the brief, with the data removed, to your brief library as "Thirty-day review and price conversation, v1."

Compliance check. Ch. 4.4 (disclosures and advice), 4.5 (privacy and client data). The recommendation and any new price are your licensed judgment; feedback is quoted, not characterized; nothing about any buyer's identity or circumstances goes to the seller or into the assistant.
