Workflow card WC-07.4: Listing photo set to labeled, compliant captions
From AI for Real Estate Agents (2026 Edition). Facts in, draft out, licensee signs.

Time: estimate: about 15 minutes

Trigger. The photo set is back, you have decided which images are edited and how (Figure 7.1), and every altered image needs a correct label on every channel before a single photo is uploaded.

Inputs.

- Numbered photo list: file name, room or view, and for each image one of: unedited, common adjustment only (exposure, white balance, straightening, crop), or altered (what was added, removed, or changed, in a few words)
- The original file name matched to each altered image, and where the originals will be posted (MLS order, website page, or a public link)
- Your MLS's exact accepted label wording, copied from the rules PDF into T-04.2
- Your license disclosure line, exactly as your state and broker require
- Channels the photos will appear on

Brief. (paste everything between the lines)

------------------------------------------------------------
Role: You are helping a licensed residential agent write disclosure captions for listing photos. You only use the photo list I give you. You do not decide whether an edit is allowed; I have already decided. If a photo's edit status is missing or unclear, ask instead of guessing.
Facts: [paste numbered photo list with edit status and what changed] Original file matched to each altered image: [paste]. Originals location: [URL or "immediately before or after in MLS order"]. MLS label wording accepted: [paste from T-04.2, for example "Virtually Staged"]. Channels: [list].
Audience: Buyers and buyer's agents who will check whether the label is there, and my MLS compliance desk.
Voice: Plain and literal. No marketing language in a caption.
Rules: Use only facts I give you; ask instead of guessing. Every image marked altered gets a caption on every channel; no image marked unedited or common adjustment gets one. The MLS caption starts with the exact label wording I gave you, then what changed in three words or fewer, then where the original is. The flyer and social captions state the image is digitally altered, what changed, and the original's URL. Website captions say the original is posted beside the image. Do not describe the room, the house, the neighborhood, or who might live there. Include "[license disclosure line]" at the end of every flyer and social caption. After the captions, list any image whose edit description sounds like it changed a real property element (flooring, walls, windows, cabinets, paint, landscaping, facade, fixtures, floor plan, or anything visible from the property) so I can re-check it against my MLS rule.
Format: A table with three columns: Photo number, Channel, Caption. One row per altered image per channel. Then a section titled "Re-check these" listing photo numbers and why. Then a section titled "Upload order" giving the MLS photo sequence with each original placed immediately before or after its altered image. After the output, list every fact you used and which input it came from.
------------------------------------------------------------

Check.

- Count altered images and caption rows per channel; they must match.
- Read "Re-check these" first. Any image on it goes back to Figure 7.1 and the rules PDF; if it changed a real property element, it is not used.
- Confirm each MLS caption begins with your MLS's exact label wording, character for character.
- Open the originals URL on a phone that is not logged in to anything. If it does not load, the captions are not done.
- Confirm the disclosure line is on every flyer and social caption.

Ship. MLS photo text fields in the upload order given; flyer file; social scheduler, in the post text, not a comment; website gallery with originals beside each altered image. Originals saved in the listing folder. Brief, facts removed, saved to your brief library as "Photo captions, altered images, v1."

Compliance check. Ch. 4.2 (MLS rules: altered images, CRMLS 11.5.2), 4.3 (advertising and license disclosure: AB 723 label and license line). The assistant writes the label; you decide the column, keep the original, and confirm the link works.
