Template T-08.1: Buyer consultation packet outline
From AI for Real Estate Agents (2026 Edition). Facts in, draft out, licensee signs.

Build the packet once. Parts A and B change for each buyer; Parts C through F stay the same until a rule, a form, or a link changes. Every page a buyer sees goes through the pre-publish checklist (T-04.1) before it goes in the folder.

Part A. Intake form (buyer fills in before the meeting)

A note to the buyer: this form helps me plan our meeting around what you need. Give a price range, not a lender letter; I will not ask for financial documents at this stage. If a question does not apply, skip it.

1. Who is buying, and who else is part of the decision? ____
2. When would you like to be in a new home, and what sets that date (lease end, job start, nothing fixed)? ____
3. Price range you are comfortable with: [low] to [high]. Have you spoken with a lender? Yes / No / Not yet
4. Must-haves (the house does not work without these): ____
5. Nice-to-haves: ____
6. Deal-breakers: ____
7. Areas you want to search, as a list of cities or zip codes: ____
8. Homes you have already seen, online or in person, and what you thought: ____
9. Do you own a home now? Will it need to sell first? ____
10. Best way to reach you, and the hours you prefer: ____
11. Anything you want to ask me at our meeting: ____

Agent's use: Part A, with the price range only, is the Facts input for WC-08.1. Any neighborhood question in item 11 is answered with Part F, never with an opinion.

Part B. Consult agenda and the buyer agreement explanation (from WC-08.1)

[ ] Agenda, 6 to 9 items, printed
[ ] Open questions from the intake form, printed for you
[ ] Buyer agreement explanation, two paragraphs, read by you against the form, edited for "explain, not advise," broker-reviewed if required

Part C. The documents

[ ] Your broker's buyer representation agreement, blank
[ ] The agency disclosure form your state requires, blank
[ ] Your license disclosure line, present on every first-contact page

Part D. How a purchase works here (one page, built once)

[ ] Timeline from offer to keys, in your state's standard form language: offer, acceptance, deposit, inspections, appraisal, loan, disclosures, contingency removal, final walkthrough, closing
[ ] Who does what: agent, lender, escrow or title, inspector
[ ] What the buyer will be asked to sign, and when
[ ] No prices, no rates, no time estimates you cannot source

Part E. Term explanations (from Chapter 8.5)

[ ] Contingency (inspection, appraisal, loan)
[ ] Appraisal gap
[ ] Earnest money deposit
[ ] Seller rent-back
[ ] Escalation clause
[ ] Each explanation describes what the term does; none says what to do

Part F. Neutral neighborhood resource list (from P-08.1)

[ ] Same list for every buyer and every area
[ ] Primary sources only, every link opened and checked by you within the last 90 days
[ ] No ratings, rankings, scores, or adjectives
[ ] One line at the top, in your words, saying why you provide sources rather than opinions

Part G. Before the meeting

[ ] Every page through T-04.1
[ ] Fair Housing scrub (P-04.1) run on Parts B, D, and F; flags read by you
[ ] Intake form filed in the buyer's project folder (Chapter 3); nothing from it pasted anywhere else
