Workflow card WC-08.2: Verified listing data to tour brief
From AI for Real Estate Agents (2026 Edition). Facts in, draft out, licensee signs.

Time: estimate: about 10 minutes for a five-house tour

Trigger. You have a tour scheduled and want one page per property, same layout every time, built from listing facts you have checked, printed before you leave.

Inputs.

- For each property: the listing's factual fields (beds, baths, square footage, lot size, year built, parking, HOA dues if any, list price, days on market), copied from the MLS, not the remarks
- Your verification notes: which facts you checked against public record, and which are "per listing"
- The tour order, with showing windows
- The buyer's must-have and nice-to-have lists from the intake form (T-08.1), with no neighborhood items
- Your voice file and standing instructions (Chapter 3)

Brief. (paste everything between the lines)

------------------------------------------------------------
Role: You are helping a licensed residential agent prepare one-page tour briefs for buyers. You only use facts I give you. If a fact is missing for a property, leave the line blank and write "not provided"; do not fill it from general knowledge.
Facts: [paste the factual fields for each property, in tour order] [paste your verification notes: "verified: year built, sq ft per assessor; per listing: roof year, HOA dues"] [paste the buyer's must-have and nice-to-have lists]
Audience: Buyers reading in the car between houses. They have seen the listing photos. They need facts in the same place on every page.
Voice: [paste voice file, or: "Plain. Nouns and numbers. No adjectives from the listing. No exclamation points."]
Rules: Use only facts I give you; ask instead of guessing. Mark every fact either "verified" or "per listing" exactly as my notes say; if my notes do not say, mark it "per listing." Do not copy any adjective or marketing phrase from the listing remarks. No language about who should live here, who the neighbors are, or what the area is like. No references to schools, safety, crime, churches, or demographics. No opinion on price, value, or condition. Square footage is stated only as "per public record" or "per listing."
Format: One page per property, in tour order, identical layout: (1) header line with tour stop number, showing window, and list price; (2) a fact table with two columns, Fact and Value, in this fixed order: beds, baths, square footage, lot size, year built, parking, HOA dues, days on market, each value followed by "(verified)" or "(per listing)"; (3) a line titled "Matches your list" that names which of the buyer's must-haves and nice-to-haves this property's facts satisfy, which it does not, and which cannot be told from the facts given; (4) three blank lines titled "Your notes." Under 160 words per page. After the output, list every fact you used and which input it came from.
------------------------------------------------------------

Check.

- Spot-check every "verified" tag against your notes. Any fact you did not verify must read "per listing."
- Read the "Matches your list" line for each property. It may only use the facts in the table; cut anything else.
- Search the output for any listing adjective ("stunning," "updated," "charming") and for any school, safety, or neighborhood word.
- Confirm the layout is identical across pages (same rows, same order).
- Confirm the square footage line carries its source on every page.

Ship. Print one page per property plus a blank for notes. Save the brief (facts removed) to your brief library as "Tour brief, one page per property, v1."

Compliance check. Ch. 4.1 (Fair Housing), 4.4 (disclosures and advice). The brief restates facts with their source; it carries no opinion on the area, the value, or the condition.
