Template T-09.1: 12-touch nurture sequence (email and text)
From AI for Real Estate Agents (2026 Edition). Facts in, draft out, licensee signs.

The schedule WC-09.2 writes to. Twelve touches over a year, front-loaded, each with a reason. Day numbers count from the first response. Adjust the days to your market; keep the rule that no touch exists without a reason. Every text ends with your opt-out wording. Every email ends with your license disclosure line. The call is you.

First 30 days (five touches)

Day | Channel | Reason for the touch
0 | Text or email (first response, WC-09.1) | Answer what they asked; one question
2 | Text | A specific next step: a showing time, a short call, or a listing that matches what they said
7 | Email | Resource: [one-page guide you wrote, matched to buyer or seller]
14 | Text | Question: has anything changed about timing or what they want
30 | Phone call (you) | Talking points: what they said on day 0, what has sold near what they asked about, one open question

Days 31 to 90 (three touches)

Day | Channel | Reason for the touch
45 | Email | Market fact: [recent sale or days-on-market figure for their range, from your MLS]
60 | Text | A listing or an outcome: [a property that matches, or what a similar property sold for]
90 | Email | Resource: [second guide: inspections, offers, or preparing a house to sell]

Days 91 to 365 (four touches)

Day | Channel | Reason for the touch
150 | Email | Market fact: [quarter's change in their price range or area, from your MLS]
210 | Mail | Handwritten note under 60 words: one specific thing you remember from their inquiry, and that you are here when the timing is right
270 | Email | Question: is the plan still the plan; offer a 15-minute call
365 | Email | Anniversary of their inquiry: what has changed in a year for their property type, from your MLS; one question

[ ] Opt-out wording present on every text touch
[ ] License disclosure line present on every email touch
