Template T-10.1: Review request and referral ask scripts
From AI for Real Estate Agents (2026 Edition). Facts in, draft out, licensee signs.

Four scripts you say or send yourself. The AI may adapt them to a specific client (WC-10.4). It never writes the review, and you never hand the client wording to post. Fill the brackets, cut anything that does not sound like you.

1. In person, at the key handoff (say it, do not send it)

"Before I go: in a few days I am going to text you a link to leave a review. Honest is the only kind I want. If there is something that did not work, I would rather hear it from you than read it. No pressure either way."

Why it works: you asked before the chaos, and you asked for honesty. The text that follows is expected, not cold.

2. Text, day five after closing

"Hi [first name], it is [your name]. Hope the [one specific thing: the garage, the new kitchen, the dog's yard] is working out. If you have two minutes, here is the link to leave a review: [link]. Honest is the only kind I want. If something did not work, say so and tell me why. Thank you for trusting me with this one. [Your name], [brokerage], [license number]."

[ ] Specific moment is real and the client would want it mentioned
[ ] "Honest" is in the ask; no star rating and no "positive"
[ ] No gift, discount, or favor is mentioned in the same message
[ ] Name, brokerage, and license number present

3. Text, day twelve (one reminder, then stop)

"Hi [first name], one nudge and then I will leave you alone: [link]. Two minutes, any honest version. Thanks again. [Your name]."

[ ] Sent once. Never a third ask.

4. Referral ask, day ninety

Email subject: "A small ask, ninety days in"

"Hi [first name], it has been about three months since [closing moment]. I hope the house feels like yours now. One small ask. If someone you know starts talking about [selling in the spring / buying their first place / moving closer to work], I would like to be the one they talk to. Would you mind passing along my number? No pressure if nothing comes up. And if anything at the house needs a contractor, I keep a list; just ask. [Your name], [brokerage], [license number]."

[ ] One specific situation named, not "anyone who needs an agent"
[ ] Offers something (the contractor list) without asking for anything in return for it
[ ] Sent only if the relationship can carry it; if you are not sure, wait

What never goes in any of these

- A draft of the review for the client to post or edit
- Anything of value in exchange for a review, or for a review of a particular rating
- A request to change or remove a review the client already posted
- A review you, your assistant, a family member, or a team member posts without saying who they are
- Any of the above, done by an automation on your behalf

The federal rule behind the last list is 16 CFR Part 465, covered in Chapter 10.4. Your brokerage may add rules on which platform and who replies. Check before you send.
