Template T-10.2: The ninety-minute monthly content session
From AI for Real Estate Agents (2026 Edition). Facts in, draft out, licensee signs.

One sitting, one morning a month, in this order. The minute marks are a starting allocation, not a rule; the first session runs long, the third runs short. The scrub block is the one you never cut. Pull your MLS stats the day before.

Before you sit down (the day before, about 5 minutes)

[ ] MLS statistics report pulled for your cities or zip codes; saved as "[Area] stats [YYYY-MM]"
[ ] Last month's report open beside it
[ ] One local fact for the farm found and its source noted
[ ] One local item unrelated to real estate found for the newsletter
[ ] Closings from the last thirty days and the ninety-day mark listed

0:00 to 0:10. Numbers. Write this month's and last month's figures into the WC-10.1 brief. Add your closings. List what you do not have. Nothing is written yet.

0:10 to 0:25. Market update (WC-10.1). Run the brief. Check every number against the report. Fill every bracket yourself. Read the interpretation as a seller would. Output: one checked market update.

0:25 to 0:45. Five formats (WC-10.2). Run the brief with the checked update and the local item. Lay the five pieces side by side; numbers identical. Read the video script aloud with a timer. Output: newsletter section, social post, video script, past-client email, text.

0:45 to 0:55. Farm letter (WC-10.3). Run the brief with this month's fact. Confirm it asks for nothing. If it is a sale, confirm it describes the house, not the people. Output: letter and postcard version.

0:55 to 1:05. Reviews and referrals (WC-10.4, T-10.1). For each closing at day five: review request drafted. For each at day ninety: referral ask drafted. Send by hand from your own phone; do not schedule these. Output: messages sent, dates logged.

1:05 to 1:20. Scrub (compliance block; do not shorten).

[ ] Fair Housing scrub (P-04.1) run on every piece; flags read by you
[ ] No school rankings, no adjectives about residents, no "who this is for"
[ ] Every number checked once more against the report
[ ] Disclosure line present and exact on every first-contact piece, in the right place for the platform (Chapter 4.3)
[ ] Every image checked; any altered image labeled with a way to see the original
[ ] Pre-publish checklist (T-04.1) signed

1:20 to 1:30. Schedule and save.

[ ] Newsletter scheduled
[ ] Social post scheduled; video recorded or on the calendar for this week
[ ] Past-client email scheduled
[ ] Text queued only to contacts who consented
[ ] Farm letter sent to the printer or mail house
[ ] Every brief saved to the Sphere folder with the facts stripped
[ ] Stats file and this month's fact saved in the project folder

Output of the session: a month of content drafted, scrubbed, and scheduled, and a set of saved briefs that make next month shorter.
