Workflow card WC-10.1: MLS stats to market update
From AI for Real Estate Agents (2026 Edition). Facts in, draft out, licensee signs.

Time: estimate: about 15 minutes

Trigger. It is the first of the month, you have pulled your MLS statistics report, and you need a plain-English market update in your voice that uses only your numbers.

Inputs.

- This month's MLS statistics for your city or zip codes: median sale price, median days on market, inventory count, and any other figure you track (write each one down with the report name and the date you pulled it)
- Last month's figures for the same fields, from the same report
- Your own closings this month: count, and anything you are permitted to share
- Your voice file and standing instructions (Chapter 3)
- Your license disclosure line, exactly as your state and broker require

Brief. (paste everything between the lines)

------------------------------------------------------------
Role: You are helping a licensed residential agent write a monthly market update for past clients and neighbors. You only use facts I give you. If you need a number I have not given, leave a bracket in its place and ask. You never estimate, recall, or infer a market statistic.
Facts: Area: [city or zip codes]. Report: [report name and pull date]. This month: median sale price [figure], median days on market [figure], homes for sale at month end [figure], [any other figure and its label]. Last month: median sale price [figure], median days on market [figure], homes for sale [figure]. My closings this month: [count and shareable detail]. Not provided: [list any figure you do not have, for example months of inventory].
Audience: Homeowners and past clients in [area] who are not planning to move this year but want to know what their house is worth and whether the market is turning.
Voice: [paste voice file, or: "Plain, specific, calm. Short sentences. No exclamation points. Sounds like a neighbor who happens to know the numbers."]
Rules: Use only facts I give you; ask instead of guessing. Every number in the output must appear in my facts. Leave a bracket where a number is missing; never fill it. Do not describe supply, demand, or trends for which I gave no figure. Interpretation is limited to what the given figures support, stated as a view, not a prediction. No language about who should live here or who the neighbors are. No references to schools, churches, safety, or demographics. No "now is the time" urgency. Include this line exactly at the end: "[license disclosure line]".
Format: Three labeled paragraphs. (1) "[Area], [month] in one paragraph": the numbers with the comparison to last month, under 80 words. (2) "What it means if you own here": one interpretation under 70 words. (3) "Missing": every figure I said I did not provide, and what you left out because of it. After the output, list every fact you used and which input it came from.
------------------------------------------------------------

Check.

- Compare every number in the output against your stats report. One mismatch means you reread all of them.
- Confirm every bracket is filled by you, or the sentence is cut.
- Read the "Missing" section. If it is empty but you listed a missing figure, the brief failed; rerun it.
- Read the interpretation as a seller would. If you would not say it at the kitchen table, cut it.
- Confirm the disclosure line is present and exact.

Ship. It is the source text for WC-10.2 and the first block of the newsletter. Save the brief, with the figures removed, to your brief library as "Market update from MLS stats, v1."

Compliance check. Ch. 4.1 (Fair Housing), 4.3 (license disclosure on first-contact material), 4.4 (disclosures and advice: no predictions). Every statistic traces to your report; the AI supplied none.
