Workflow card WC-10.4: Review request after close, and referral ask at 90 days
From AI for Real Estate Agents (2026 Edition). Facts in, draft out, licensee signs.

Time: estimate: about 10 minutes per closing

Trigger. A transaction closed a few days ago and the client has keys, or a closing hit the 90-day mark and the relationship can carry a referral ask.

Inputs.

- Client first name, closing date, and whether you represented the buyer or the seller
- Two or three specific moments from the transaction you are glad about (the inspection negotiation, the weekend showing, the moving-day text), in your words
- The review platform link your brokerage prefers
- The scripts in T-10.1 (the AI adapts them; it does not replace them)
- Your voice file and standing instructions (Chapter 3)

Brief. (paste everything between the lines)

------------------------------------------------------------
Role: You are helping a licensed residential agent write a short, personal message to a past client. You only use facts I give you. If you need a fact I have not given, ask instead of guessing.
Facts: Client: [first name]. Closed: [date]. I represented the [buyer or seller]. Moments I remember: [two or three specifics]. Review link: [link]. Message type: [review request at day 5, or referral ask at day 90].
Audience: One person who just worked with me for several weeks and is now unpacking. They will read this on a phone.
Voice: [paste voice file, or: "Warm, specific, brief. Sounds like a text from a person, not a campaign."]
Rules: Use only facts I give you; ask instead of guessing. The message refers to at least one specific moment from the transaction. For a review request: ask for an honest review, say one thing I would love them to mention if they agree it is true, give the link, and make it easy to say no. Never draft the review itself, never suggest wording for them to post, never offer anything in exchange for a review, and never mention star ratings. For a referral ask: name one kind of situation (a friend talking about selling in the spring) and ask whether they would pass along my number. No urgency, no guilt, no "it would mean the world." No language about who should live anywhere. Sign with my name, brokerage, and license number.
Format: One text message under 70 words and one email under 120 words with a subject line under 6 words, both labeled. For a review request, also a one-line reminder text under 30 words for one week later. After the output, list every fact you used and which input it came from.
------------------------------------------------------------

Check.

- Confirm the specific moment is real and is one the client would want mentioned.
- Confirm the message asks for an honest review, not a positive one, and offers nothing in exchange.
- Confirm there is no suggested review text anywhere in the output.
- Read it as the client. If it sounds like a campaign, rewrite the voice line and rerun.
- Confirm name, brokerage, and license number are present.

Ship. Send from your own phone or email, by hand, on day five; the reminder on day twelve; the referral ask on day ninety. Save the brief, with the facts removed, as "Review request and referral ask, v1." Log the send dates in the client's record.

Compliance check. Ch. 4.3 (advertising and license disclosure), 4.5 (privacy and client data). Federal review rule (16 CFR Part 465, Chapter 10.4): never write, buy, incentivize, or post a review on a client's behalf.
