Workflow card WC-13.1: Build and script an inbound receptionist from the verified fact sheet
From AI for Real Estate Agents (2026 Edition). Facts in, draft out, licensee signs.

Time: estimate: about 45 minutes

Trigger. Your broker has said yes in writing, you have a verified fact sheet for every listing the bot may discuss, and you need an inbound script in the format your voice platform accepts.

Inputs.

- Never-answer list and escalation rules (T-13.3), filled in
- Verified feature list for each listing (WC-05.1), the only knowledge source
- Your disclosure line, exactly as your broker requires, and your recording consent line
- Showing windows you will honor, and your callback promise times (business hours and after hours)
- Your voice file (Chapter 3.2), trimmed to how you sound on the phone
- Your platform's script or flow format, if it has one

Brief. (paste everything between the lines)

------------------------------------------------------------
Role: You are helping a licensed residential agent write the script for an inbound AI phone receptionist that answers calls the agent cannot. Use only facts I give you; if you need something I have not given, ask instead of guessing.
Facts: [paste T-13.3 never-answer list and escalation rules] [paste the verified feature list for each listing] [paste showing windows and callback promise times] [paste disclosure line] [paste recording consent line]
Audience: Callers phoning after hours or while the agent is busy: buyers, other agents, the agent's own clients, and people testing the line.
Voice: [paste voice file, or: "Calm, plain, brief. No exclamation points. Sounds like a competent front desk, not a salesperson."]
Rules: Use only facts I give you; ask instead of guessing. Sentence one of the greeting says this is an automated assistant for [agent name] at [brokerage] and is not a person, and includes "[license disclosure line]". Sentence two announces the recording and asks for a yes; write a "no" branch that takes a callback number without recording or ends the call politely. The bot never claims to be the agent. Listing answers come only from the feature list; anything else gets "I do not have that detail; [agent name] will follow up." For every never-answer topic, write a branch that gives the one-line answer from T-13.3, takes a callback number, and promises a human by the time I gave; never explain why, never offer an opinion. Escalate on frustration, any request for a person, any caller under 18 (ask for a parent or guardian to call; collect nothing), and anyone claiming to be the agent's client, seller, broker, or another agent (confirm nothing; take a number). No language about who should live in the property, the neighborhood, schools, safety, or who the neighbors are. Square footage only as "per public record."
Format: (1) Greeting, numbered sentences. (2) Intake: at most six questions, each with the field it fills. (3) Listing answers: one line per feature-list item, grouped by listing. (4) Never-answer branches, each labeled with the T-13.3 line it enforces. (5) Handoff sentences for business hours and after hours, plus the summary text sent to me (caller, number, property, what they asked, which branch fired). (6) The "are you a bot?" answer, beginning with "Yes." Write in [platform's format, or plain numbered text]. After the output, list every fact you used and which input it came from.
------------------------------------------------------------

Check.

- Read the greeting out loud: disclosure first, recording second, a yes-or-no before any intake.
- Trace every listing answer to a line on the feature list. Cut any that has none.
- Count the never-answer branches against T-13.3. Each ends with a callback number and a time.
- Search for "I think," "probably," "between us," "lovely," "great area," and any adjective about the neighborhood. Remove them.
- Confirm the recording "no" branch actually stops recording on the platform, not just in the script.
- Run the Fair Housing scrub (P-04.1) on the full script.

Ship. Load into the voice platform on a private test number. No public number until WC-13.2 passes twenty for twenty. Save the brief, facts removed, as "Receptionist script, inbound, v1," with the dated script beside it.

Compliance check. Ch. 4.6 (calls, texts, and bots: disclosure, recording consent, broker policy), 4.1 (steering language), 4.5 (never-paste data, minors). Disclosure first and recording consent second, every call.
